This law has been in effect since 1996, affects every real estate licensee in the State of Washington, and just made a crucial change in how licensees practice. Real estate agents need to be aware of what they must do and what they can’t do. This course will discuss what an agent is, how to create and terminate an agency relationship and the basic duties a licensee has regardless of what they call themselves. It will also go over some lawsuits that affect licensee duties; Department of licensing suspensions and revocations and discuss some of the typical scenarios that licensees deal with.

This course meets the 2026/2027 CORE Class required for all Real Estate Licensees prescribed by the Department of Licensing. This CORE class focuses on: forms that are causing issues; current legislative issues that directly affect agents and the industry; and professional cooperation and its effect on transactions.
This class can also be presented in a gameshow format similar to the popular TV show Jeopardy. All of the key topics chosen by the Department of Licensing for this cycles’ class are broken into categories, participants are separated into teams, and each team will have the opportunity to answer questions about the key topics in exchange for a point-based tracking system. Will your team prove that you truly know what all of the current issues are? Bring your friends and find out!

Agents deal with many people during a transaction including lenders, appraisers, escrow, title, contractors and more. And sometimes attorneys who can be pivotal in getting a deal closed. Agents practice law in a very
limited fashion but they need to KNOW the laws and be aware of court cases that impact their practice. Using an attorney can keep the agent moving in the right direction and out of harm’s way. This course reviews some case law and provides information on what agents need to do to keep themselves out of a lawsuit.
